What Affects Your Final Price

Total Square Footage

The heated area is the largest single driver of cost. Larger surfaces require more tubing, cable, base material, and boiler or circuit capacity.

System Type

Hydronic costs more upfront but is cheaper to operate on large surfaces. Electric costs less to install and is ideal for smaller areas and retrofits.

Surface Condition

New construction is the most economical. Full replacement adds demolition and disposal. Retrofit avoids demolition but has its own prep costs.

Access & Excavation

Tight lots, slopes, retaining walls, and mature landscaping increase labor time. Wide-open access keeps the install efficient.

Utility Distance

Routing gas or electrical service from the meter or panel to the system adds cost per linear foot. Underground obstacles can extend the run.

Controls & Sensors

Basic thermostats are included. Smart WiFi controllers, snow sensors, moisture sensors, and remote monitoring are add-ons that raise the total.

Drainage Work

Meltwater has to go somewhere. If your property lacks proper drainage, channel drains or re-grading may be necessary to prevent refreezing.

Permits & Inspection

Most Twin Cities municipalities require an electrical or mechanical permit. We handle the paperwork and coordinate inspections.

The calculator gives you a realistic range based on hundreds of completed projects in Minnesota. It is designed to help you budget before booking an inspection. Your final fixed quote may land anywhere within that range, or slightly outside it if the site has unusual conditions such as extensive excavation, steep grading, or long utility runs.
No. On-site inspections and written estimates are completely free for residential properties in our service area. We measure the surface, review your utility setup, assess drainage, and provide a fixed written quote. There is no obligation to move forward.
The calculator uses averages. The fixed quote reflects your exact square footage, the confirmed routing distance for gas or electrical, the actual condition of the surface, and any drainage or grading corrections needed. Once we issue the fixed quote, that is the price you pay. Change orders only occur if you request additional scope.
Standard packages include all heating equipment, tubing or cable, base layer preparation, controls (thermostat or basic smart controller), connection to your existing utility, and permitting. Items not included by default are extended drainage work, custom smart controls beyond the standard option, and major excavation beyond a normal residential run.
Yes. We offer a multi-surface discount when a driveway and walkway are installed in the same project, a referral credit for clients who send us another homeowner, and an off-season scheduling discount for installations booked between April and July. Ask about these when we prepare your quote.
We accept check, ACH bank transfer, all major credit cards, and financing through our approved lending partners. For larger projects we use a standard schedule: a deposit to reserve materials and crew time, a progress payment at the midpoint, and a final payment on completion and system activation.
For hydronic systems, a new boiler is included if one is required. If your existing boiler can support the additional load, we connect to it and reduce your cost, which we note in the quote. For electric systems, panel upgrades are quoted separately only if your current panel does not have available capacity. Most modern homes do.
Most clients who previously paid for plowing or snow blowing recover the investment over five to eight winters. Beyond the direct savings, the elimination of salt purchases, ice damage to concrete, and slip-and-fall risk adds up. We can provide a simple comparison sheet during your estimate appointment.
