What We Repair

Both major system types, every major brand, and every common failure mode. We diagnose the fault before quoting the fix.

🔍

Full System Diagnostics

Electrical and thermal scan of the entire installed system. We locate the fault precisely before quoting a repair, so there is no guesswork and no unnecessary demolition.

🔥

Boiler Repair & Replacement

Circulator pumps, heat exchangers, ignition systems, expansion tanks, and full boiler swaps. High-efficiency condensing and standard units.

Electric Cable Repair

Fault location with thermal imaging and continuity testing, then precise splicing of the failed section. Often the whole mat does not need replacing.

🎛

Controls & Sensors

Thermostat, controller, snow sensor, and slab sensor replacement or recalibration. Smart controls upgraded to include WiFi and app monitoring.

💧

Glycol Service

Glycol concentration testing, freeze-point verification, top-off, and full system flush. Critical for hydronic system protection and efficiency.

📋

Annual Maintenance Plans

Pre-season activation test, mid-season check, and post-season inspection. Priority scheduling all winter and written reports after each visit.

How Our Diagnostic Process Works

We do not guess. Every service visit follows the same disciplined diagnostic sequence, which is why most of our repairs are completed in a single visit rather than multiple trips.

  • 1
System Review We confirm the system type, boiler model, controller, and installation date from your records or from the equipment itself.
  • 2
Electrical or Fluid Test Hydronic systems get a pressure and fluid test. Electric systems get a continuity and resistance test at the controller.
  • 3
Thermal Scan Infrared thermal imaging of the heated surface confirms exactly where heat is and is not reaching, isolating the failure.
  • 4
Written Report You receive a clear summary of what failed, why it failed, and the repair options with fixed pricing before we touch anything.
  • 5
Repair & Verification Once approved, we complete the repair and run a full system test before we leave. Every repair carries a 12-month warranty.

Common Failure Modes We Fix

These are the issues we see most often across both hydronic and electric systems. Severity ratings reflect typical impact if left unaddressed.

High Severity

Boiler Failure

Failed circulator pump, cracked heat exchanger, ignition fault, or pressure loss. The entire hydronic system stops heating.

Fix: Same-day or next-day repair
High Severity

Broken Heating Cable

A single failed section takes out an entire zone on an electric system. Often caused by shifting base or excavation damage.

Fix: Fault location + precision splice
Medium Severity

Controller or Sensor Failure

The system heats when it should not, or fails to activate during snow events. Usually a sensor or control board issue.

Fix: Component replacement
Medium Severity

Low Glycol Concentration

Diluted glycol freezes at higher temperatures and can damage the boiler or tubing. Common after years without service.

Fix: Concentration test + top-off
Medium Severity

Zone Valve Stuck Closed

One zone stops receiving heated fluid while others work normally. Often mistaken for a system-wide failure.

Fix: Valve service or replacement
Low Severity

Uneven Heating Pattern

Some areas clear snow while others do not. Usually caused by air in the system, tube spacing issues, or a partially blocked loop.

Fix: System balancing + purge
Low Severity

Thermostat Offline

WiFi controller lost network connection, or the thermostat is stuck on a manual setting. The system may still heat but cannot be monitored.

Fix: Reconnection + recalibration
Low Severity

Sensor Calibration Drift

After several seasons the slab or air sensor may drift out of tolerance. System runs inefficiently or activates too late.

Fix: Recalibration or replacement

Repair & Maintenance Questions

What clients ask us most often about service and repairs.

Yes. We service all major brands of hydronic and electric heated surface systems regardless of who installed them. We diagnose boiler failures, cable faults, controller issues, sensor failures, and glycol problems. We also offer annual maintenance plans on systems installed by other contractors, provided the original installation is sound.
A standard diagnostic visit is $195 and includes a full electrical or fluid test, thermal scan, system review, and a written report with a fixed-price repair quote. If you proceed with the repair in the same visit, the diagnostic fee is applied to the repair cost. Emergency same-day visits are $295, also applied to the repair if you proceed.
Most common repairs are completed in a single visit, typically two to four hours. Boiler replacements take a full day. Electric cable splices take three to five hours depending on location and surface type. Complex repairs that require ordering specific parts may take longer, and we will give you a clear timeline with the written quote.
Yes. Every repair carries a 12-month warranty on our labor and the specific parts we install. If the same issue recurs within that period, we return at no cost. Boilers and controllers also carry their manufacturer warranties, which we register on your behalf.
In most cases, yes. Our diagnostic process locates the exact failure point, and we splice in a replacement section rather than replacing the whole mat or cable run. This saves significant cost compared to a full surface tear-out. The splice is fully sealed and tested to the same standard as the original installation.
October is ideal. We activate the system and run it through a full test cycle before the first real snow event, which gives us time to correct any issues without pressure. Mid-season checks in January catch problems early. If you are on the Season Protect or Total Care plan, we schedule your visits automatically.
Absolutely. The boiler is inside your home or in an exterior utility enclosure. Replacing it involves no surface work on the driveway, walkway, or parking pad. We shut down the system, drain the fluid, swap the boiler, refill and purge the loop, and run a full test. Typical duration is one full day.
Glycol should be tested every year for concentration and pH, and fully replaced every five to seven years depending on the formulation. Our annual service plans include concentration testing, and the Total Care plan includes a full flush and refill. Neglecting glycol is the most common cause of preventable hydronic system failures.
